Denver Water Damage Pros
Compare restoration estimates by scope
Compare the same loss across proposals. Separate extraction, drying, removal, monitoring and rebuilding before comparing totals.
- Source repairWho stops the leak and charges for that work?
- Wet materialsWhich rooms, layers and contents are assessed?
- Drying recordsWhat monitoring and completion are included?
- RebuildingWho replaces finishes, and what is excluded?
Use the same starting description
Give each business the same room list, timeline, known source and access restrictions. A limited extraction quote and a drying-plus-repair package are different scopes. Request the findings that support each recommendation rather than choosing from a headline total.
Name every handoff
List source repair, water removal, moisture measurement, material removal, drying equipment, monitoring and reconstruction. Identify the party responsible for each. Ask whether contents, disposal, permits and return visits are included or excluded.
Clarify changes and completion
Ask how unexpected findings are documented and authorized. Record the measurements or other criteria used to complete drying and the condition the property will be left in. A schedule estimate should not be treated as a guaranteed completion date.
Keep insurance beside the scope
A contractor estimate does not approve insurance payment. Consult your insurer about documentation, exclusions and claims decisions. Keep written scope, photos safely obtained and communications organized without letting a coverage assumption substitute for service authorization.
